ALL THAT TRACT OR PARCEL OF LAND situate in the Town of Grand Island, County of Erie and State of New York, being part of Lot No. 12, on said Island, bounded and described as follows:

BEGINNING at the northeast corner of said Lot No. 12, said northeast corner being the point of intersection of the center line of Baseline Road with the center line of Fix Road; running thence westerly along the center line of Fix Road 1474.77 feet to a point; running thence southerly at an interior angle of 90° 04’ a distance of 1477.08 feet to the southerly line of said Lot No. 12; running thence easterly along the southerly line of said Lot No. 12 a distance of 1474.77 feet to a point in the center line of Baseline Road, distant 1477.08 feet southerly from the place of beginning; running thence northerly along the center line of Baseline Road a distance of 1477.08 feet to the place of beginning.

FURTHER EXCEPTING THEREFROM, Subdivision Lot Numbers 1-22 inclusive under Map Cover No. 2268, Subdivision Lot Numbers 23-53 inclusive under Map Cover No. 2274, also excepting those lands conveyed by Fareway Heights, Inc. to the Town of Grand Island by Deeds recorded in Liber 7531 at Page 567 and Liber 8270 of Deeds at Page 85.
